ACCESS STATEMENT

Introduction We aim to cater for all the needs of all visitors in our bed and breakfast, which has 3 letting bedrooms. If you have any specific questions please feel free to call us and we will endeavor to help. The bed and breakfast is totally non-smoking throughout the premises. Pre-Arrival How to find the house by car. The Highfield website gives details on how to find the house by car. If travelling by train the nearest railway station is Windermere with a connecting bus service to Ambleside. There is a bus stop approximately 40 meters from the front door. If you prefer, taxis are also available at Windermere station. Arrival and Car Parking Facilities Designated private car parking is provided at the rear of the property, one space per room. The car park surface is gravel. Access to the property from the car park is via the garden path, which is flag stones. The path has a slight incline towards the house. The garden has seating for guests on the lawned area, which can be accessed via five steps or via the garden path (no steps). Entrance to the bed and breakfast from the parking area is accessed by walking up the garden path, along by the side of the house and the front door on Lake Road. Arrival time is requested at the time of booking so as guests can be greeted on arrival and assistance with luggage given if requested. Main Entrance and Reception Entry is via the front door on Lake Road. There are two steps and two side hung doors into the hallway, which is also the reception area. For security reasons we always keep the doors locked so please ring the bell and the owner will be available to meet you if you have already given an approximate arrival time. The hallway table is used for reception duties. The hallway is level with access to the stairs to the bedrooms and the breakfast room, which is located on the ground floor. Breakfast Room The seating is movable, one table has a central support column, the other two tables have four legs per table. The floor is carpeted (short pile). Breakfast is self-service starters and the remainder is served at the table. Music is not played in the breakfast room. Bedrooms All bedrooms have en-suite facilities with toilet, hand-basin with hot and cold taps and electric shower in cubicle all within the en-suite bathroom. All guest bedrooms are situated on the second floor accessed by two flights of stairs from the hallway (35 steps in total). They all have remote control television, hairdryer, clock radio, complimentary drinks making facilities, short pile carpet and vinyl flooring in bathrooms. Bedroom 1 At the rear of the property overlooking the garden, Todd Cragg and St. Mary's Church. Standard double bed. Bedroom 2 At the rear of the property overlooking the garden, Todd Cragg and the lower slopes of Loughrigg Fell. This bedroom can be either a Twin or a Super King Double. Bedroom 3 At the front of the property overlooking a main road. View of Wansfell Pike. Standard double bed.
